Capitol Hill
The Capitol Hill house was a very special property, having been completely renovated and restored prior to purchase. I enjoyed the house for nearly 13 years as a private residence, my home office, and managing AirBnB rentals.
I swapped out the jetted tub for a soaking tub, tiled the bath walls and floor, replaced a standard tub/shower combo with a walk in shower, and enjoyed bringing in lots of color both inside and out. When the neighbor constructed a two story townhouse right at the fence line I did a massive landscaping project to preserve the privacy of the property.
I did the listing prep, choosing to keep the vibrant colors and painting only as necessary, using my own materials for staging. I felt great about this decision when I was contacted by the property manager five years later, she was asking for information on the paint colors so that they could do touch ups on the walls.
Purchase price $459,950, Renovation cost $28,500, Sales price $940,000
